I'm generally anti-broker (even though I have my license), but it's helpful to have one to put emotional distance.

Our professional approach and almost 20 year history gave us an edge over the unintentional landlords sitting on an empty homes they’d moved from.Ironically, our State’s anti-growth policies combined with a hyperactive business climate have forced extreme appreciation and rent growth throughout our region.  

So, anti-growth policies are colliding with a hyper-business environment bringing massive growth to the region (in the 5 fastest growing cities since 2010).

Bleach only changes the color of the mold to make it less noticeable.To kill mold you need to use a biocide/anti-microbial, and the most important piece of the equation is to ensure that the source of the moisture is eliminated so that the mold doesn't return.

A bit late to the thread, but based on personal experience trying to figure out something similar I ended up giving up on the idea of house hacking and just moved across the river to Jersey CityFrankly, the city income tax wasn't worth it and neither are the anti-landlord laws.
