We decided a few years ago that buying anything in our market just was not going to provide an adequate return so instead we focused on sprucing up the portfolio, raising rents and improving tenants wherever possible.It is hard to stop buying, we still look but are not willing to compromise.

If you are finding, negotiating, managing, leasing, and keeping the books on the deal, that is worth a lot to you, and you should not compromise your position just because you're afraid of asking for additional equity share.

I've also bid and lost on several deals (cash buyers are tough competitors).I'm obviously patient and will not get into a purchase unless it's a screaming deal, but am also frustrated that perhaps my expectations are a little too high.Friends who own several properties say patience will pay off sooner or later, as they regret all the deals where they compromised on price and paid too much for a property.
