3 year lease in store (small hair salon). 

With all three units in the house rented and the commercial property rented out as a hair salon, our numbers were really good.Fast forward two months and we have closed on the property.

This morning she sends a text saying the smell is much worse, in her hair and clothes.

@Jeff KobernusThat sounds a hair high for a short term policy but it’s not cheap, statistically vacant homes under renovation have way more claims than a standard home owners or landlord policy.

So I heard someone complain that their tenant (a hairdresser) was seeing her clients in the rental unit and that there had been multiple complaints about drains blocked with hair.

Splitting hairs here I know but I usually factor one month vacancy per year as 8.4% = 30.66 days.

Information about the land and building is that the building sits on 1.3 acres and the building is 11,080 sqft. three of the four businesses in there have been there forever and the fourth is a hair salon that just started.

If someone said they were 100% successful, you would know they were either full of it or hadn't been in business long enough to grow hair.
