The amount you charge is typically calculated based on number of tenants on the lease and/or the size of the units themselves.Friendly reminder to check if the amount of projected RUBS in your business plan is over the actual amount of utilities that the property incurs.You cannot make a profit from billing back utilities unless you have a specific ability / license to resell utilities.If a T12 says the current owner is charging $80 in RUBS but the expenses only add up to about $60 per tenant in utility charges, there’s a discrepancy somewhere.#15If you’re starting off in real estate, don’t get caught in the analysis paralysis of not knowing where to invest.

However the discrepancy in pricing between the east side vs west side has continued to widen, leading to people opting for west side.In addition I like Vineyard, Draper, and Eagle Mountain/Saratoga Springs.

No big deal, but the point is my super simple database and recordkeeping system was able to discover the discrepancy and I also found that my CPA's records were $30,000 or $60,000 off (can't remember).My point is; Quicken makes bookeeping super cumbersome and because there are so many screens and crap you don't neet Quicken makes your bookkeeping prone to mistakes.You don't need Quickbooks.

I assume the reason for the discrepency here is because due the garage space not being counted as living area, the bi-level has to be listed as only being 1500 sq ft.I'm thinking about converting the first floor into a living area, connecting them with internal stairs, getting rid of the external stairs, and just keeping a single small garage bay.

It's good size - 1.67 acres, I'm 99% sure there were no encroachments.The B-II Requirements includes a clause:  "Any encroachment, encumbrance, violation or adverse circumstance affecting the Title including discrepancies, conflicts in boundary lines, shortage in area, or any other facts that would be disclosed by an accurate and complete land survey of the land, and are not shown in the Public Records."

So the "ADU" was allowed much to my delight:-) You can call it a stroke of luck, but you find such discrepancies in zoning and usage mostly in historic neighborhoods.
