It took me many years to change my mindset and realize stocks were ownership interests in businesses (business school helped, but I struggled with it in my classes).My second book on personal finance was Think and Grow Rich by Napoleon Hill, which I found by accident in the book rack at the supermarket (1970s).

I have dedicated savings account that the tenants use to deposit their rent and the bank I chose also has branches in the local supermarket which helps with off hours and weekends.

STR bookings and demand is obviously super market specific, so perhaps it's not as much you as it is the market?

If for no other reason, I like to have more than six months food storage on hand, simply to buy food at lower prices than what the normal person pays just running into the supermarket each week.

The house is located in an excellent neighborhood, located near a school, near supermarkets and stores, near downtown. 

I would also try some kind incentive as @Jenifer Kynor mentioned, if the tenants that have been there are good, chances are the ones they refer will be as well. even if it's a hundred dollar gift card to a supermarket.

I am not heavily involved in that aspect of real estate, but I will chime in with my 2 cents.I am very bearish on commercial office, as it is my opinion that the internet is going to continue to eat away at commercial office space.I think supermarket-anchored community centers, medical, and restaurant (the type that Realty Income invests in - with fast food tenants) are the commercial properties that make sense to me.

And as a consequence of COVID-19 many other industries such as supermarkets, shopping centers, restaurants, airlines, hotels, airports are suspending their workers and / or cutting working hours.
