I do not suggest you convert, trying to save money now will hurt you, any licensed plumber who will do this is a joke and is endangering you and anyone in that house, the venting of an oil fired boiler to gas fired boiler is different as well.

He turns a shovel on your land and mucks it up by stripping land, destroying endangered species, hitting a gas main etc etc etc.If he leases the property he walks and you pay.Better to sell as is and 1031.

Many prices of land that are cheap (especially in California) are cheap because they won’t pass a perc test for septic system, or they have endangered species restrictions and require expensive mitigation fees, you want to check for protected trees and plants, wetland restrictions, and you will want to do a geotechnical report to be sure you can get a foundation on there.

For example back when the speed limit was 35 in nyc if you made the yellow light turning left safely doing 35 they can hit you with reckless driving even though your not speeding or going through a red it's something like "endangering the public use of a highway" I swear it's short simple but vauge (at least a few years ago) but If people would save up to take on a great deal than yea there would be less doing it and it would be harder.

People DO have a right to protect themselves, as long as they're not endangering others in the process (which is too often the case with our current regulations and non-regulations).I completely agree with most of what everyone has said above about how media and our society is more to blame for the violence than the fact that guns are legalized (though they clearly both contribute).

Now when making the current analysis to the land we found that: there is an area at the end of the property that is considered wetland, there is a storm pond in the middle of the property of about 1,000 sf and there is a little chance that the land may be house of an endangered species.
