I had seen elsewhere that Arizona had put out some legislation making it illegal for cities to ban STRs but has that been changed/overturned?

This is not the first time legislation like this has come before the senate, but it is the first time homelessness has been at 'crisis' levels here and cost of housing is so out of sync with incomes. 

If this legislation passed, every American everywhere would be underwriting the insurance for rich people's beachfront property.

In fact, new legislation passed just last September, 2017 clarified the rights of wholesalers to do exactly what I just described. 

It is time for our legislators to get out of the way and let us build homes without all the strings they're tying to different incentives.

The irresponsible utilization of the sub to method of transferring real estate being promoted by a well known guru ( with past legal troubles) to naive, inexperienced, and under capitalized “investors” will  lead to restrictive legislation negatively affecting the ability of responsible investors, desperate homeowners, and home buyers unable to qualify under high interest rates from doing a successful sub to transaction.
