Is it ethical to use a tenant's security deposit for repainting and cleaning or regular wear and tear?

Generally speaking you really don't need to repaint all walls, unless the color is outdated.

@Kenneth Garrett The move in fee is increasingly popular in the City of Chicago because of its punishing CLTO and the potential penalties for not following the rules re: security deposits.I personally like a move-in fee (at half-month's rent) because it guarantees me $ for things like repainting and minor repairs between tenants that wouldn't otherwise be able to be deducted from the security deposit but always need done.Downside is it is less money in your possession if something major happens.

Priming and repainting should help and all carpet should have been at least shampooed, but probably replaced as well.

Cabinets:Not impossible to find someone to repaint the cabinets for $500-$1k.

We recently changed to sherwin williams as they have a great color match tool that if we need to repaint just one wall between tenants they can do a slight tone charge to compensate for the wear or fading.

Repainted the property, replaced all doors, rebranded, implemented new management and strict leasing standards.

House is newly painted (2022), new AC units (2021) , interior looks dated and will repaint the inside.Any advice is welcomed!

I also base turnover expenses on the size of the home, what kind of tenant I think is going to live in the home, and I actually know how much it costs to repaint a house, replace carpet, etc.
