Or a leader from the church down the street that pays young parishioners to clean up trash in the neighborhood pokes their head over to see what the plans for the property are.

I had another one were no one bid except for a local guy from Romania since it was near his church.. he showed up with a personal check and I got it for a dollar over.. 

If it is the church or some other organization signing on that doted line, make sure you are comfortable with it.

The only time I am exposed to the real crime in my life is at the downtown neighborhood where I got to church, and ironically, with a few exceptions, it's the same type of petty crime I would generally associate with Birmingham.Hoover, Trussville, Helena and probably Leeds and Moody are some of the more stable areas that come to mind when investing here.
