Most of the photos are professional quality but I've since updated the furniture (much nicer now) and repainted several rooms, so getting rooms re-shot and edited by the end of the week.Had a couple of people reach out today so that's a good sign.

If you are ever hit with a lead hazard citation & need to do a scrape & repaint using lead certified practices you are gonna pay a premium.

Not sure if that's the issue, but if so, my thoughts are:Than can be fixed with an epoxy kit and then repainted to match the tub's finish.

Repainting, OTOH, is not a capital improvement. 

If the guy hanging a light needs to cut some sheetrock, it gets repaired and repainted without anyone having to ask.Also, because they've worked with all my specialty guys (electrician, plumber, HVAC, roofer, window company, cabinet installer, etc) on so many jobs, they all know each other, and my main crew knows to step out of the way when the specialists come in.

It tends to damage walls to the point of needing to scrape them down and repaint, and the grease attaches itself, along with the smell, in pretty much everything, to the point that a typical security deposit would not cover the expense of removing the grease and the smells from everywhere.

We sent another commuication asking the tenant to give us a few days to schedule ceiling repaint. 

We are now ready to schedule a repaint job.

I've had them require a seller/buyer to replace flooring, repaint, and remodel bathrooms in order to close the deal!
