I think it might be possible for an OOS investers to succeed in the space IF theywere willing to UP FRONT, spend some money fixing up the units and curing the plumbing and window problems that are endemic to the property class ANDfind a small local property management company who has a good respectful customer service person on the phones, and visits the property on a regular basis, andis willing to put in place payment policies that discourage unit churning without allowing late payers with incurable problems to linger.It will be hard for an OOS investor-- It will be a tall order to find a property management company that will work in this manner and difficult to long distance tweak policies until they're juuussssst right.
