Austria, Germany, Luxembourg; these immediately come to mind as "ancient" developed areas in contrast to the "infant" that is USA, and they seem to be doing very well, very efficient, very well setup and established across the strata's.

I have loved greek villa and alabaster from SW as they are slightly warmer esp with sun. 

In my view, if there was a reason that it was overpriced, it was that the ancient inventory was not being fully upgraded when flipped to owner occupants. 

People claim it is a great hedge against inflation / fiat currency, but what about gold or silver which have been used as mediums of exchange and stores of value since ancient times.
