@Christopher Tinelli when I first read the title, I thought YOU are a PMC and your BP profile seems to confirm this.Unfortunately, most of the responders seem to be answering as if you bought the property.Recommend checking out NARPM, there are a lot of student housing PMCs there.Here's what I can think ofPMA: you'll want to have a charge for periodic walk-thrus, like almost monthly.

GP doesn't charge any fees, 7% preferred return and 35% promote.For 5-7 year hold periods, I'm seeing target returns closer to 15-25% IRR and 1.6-2.2x equity multiple.It's more common for GPs to charge fees (acquisition, construction, management, etc.) and take a lower promote around 20-30%.

As the tenant moved in the first week like 5 things pop up ( leaks/ Water heater not working and several other small things) the total is going to be about 800$ i found a local guy to repair them but his labor plus trip charges and parts are racking up, and hes cutting us a deal because his per trip charge is $125 Range.

Best bet would be to build rapport with the seller so he lets you in on exactly what the end goal is , if you can help him get there creatively, that may lead you down the SF route safely.WIth that established..
