I would be in favor of a voting system directly correlated to the amount of taxes one pays.Example --- If you are a Section 8 / Food Stamp freeloader who pays $0 in taxes, you get zero votes.

They are way too guest centric and often leave owners hanging.VRBO and AirBNB should be all you use in addition to looking at direct booking as well.You can rent an ozone machine which should take care of the smoke smell.

As you mentioned, their margins are quite fat so they should have no problem paying you if you bring them a good piece of land at a time they themselves don't have direct access to it.
