Look for a broker or direct lender that offers strong training and has experience with investor loans.It's a challenging but incredibly rewarding career.

New paint inside and out, updated kitchen and bath, updated fixtures, cleaned up and landscaped yard, yes, now you got a chance to reel in those tenants around that $2k mark, and with A/C.

I’d say you’re getting more attention than their possible reward deserves.  

We help around 100 new investors a year get started, and I cannot tell you how many come in with expectations shaped by a YouTube video, a weekend seminar, or a flashy social media reel.

If you're using primarily cash flow from the property, or doubling money in less than five years if rewarding investors out of a cash out refinance from a property with lots of upside. anywhere between those two goal post can also work for example of 4% preferred return and a 1.5 X multiple at year three could be appropriate if that's what your deal is tailored to. hope this helps

At the end of the day, it's a lot of risk for very little reward.

I think finding C+ to B properties give you the best mix of risk and reward, but it's extremely tough to find those properties that make any sense at all right now.
