I will give you my thought on this subject only.If you are going to pay someone to mentor you in the fine art of investing, make sure they have a history of success, TALK IS CHEAP, investigate, look at their portfolio, research their background, get proof that they are what they say they are, there are just too many con-artist out there that will tell you anything to get to your wallet!

    If you inherited the 2nd property, 1) did you get the property free and clear or did you inherit a mortgage with it and 2) if you got it without a current mortgage, have you thought about doing a refi-cash out on it to get a larger chunk to put down on another property.    

If anyone has advice on navigating this situation whether it’s creative financing options, recommended lenders who may be more flexible, or even local networking opportunities I’d truly appreciate it.
