If you work for a traditional brokerage and blend representing buyers and sellers with wholesaling, it can be kind of messy and create legal grey area that your broker would probably like to avoid and that their E&O insurance may not cover.

If appraisals come back messy, your loan officer is half asleep, title is a mess - then who knows but you'd sure as hell want someone who'd be willing to whip everyone into shape and keep the ball rolling.

You need to vet and make sure both are compatible because if it gets messy the breakup is rough.

I guess this eliminates any messy arguments anyone could make during an ejectment (evicting a squatter) proceeding and makes the process more cookie cutter to handle.
