STR and MTR investing is a different animal all together taking you from housing to hospitality and requires more of a time suck than many initially realize. i personally only do long term rentals and students. i do have a property in mind and making the connections to transition it into a sober living home. excited to see how that shakes out.

One the other hand, in areas that are more suburban or rural, large and high energy breeds don't seem to be as much of a problem and would be more likely to be covered in a pet deposit.I understand that much of it has more to do with the owners than the animal.

I’m in the middle of my current live-in BRRRR, and it got me thinking about the value adds that have made the biggest difference in my past and current projects.Right now, I’m focused on things like:Adding HVAC where there wasn’t any beforeReplacing old sewer linesUpdating kitchen and bathroom with functional with modern finishesfencing and outdoor spaces (fire pit, seating areas, etc.)Interior upgrades like skim-coating ceilings, adding passthrough between kitchen and living room, and refinishing existing cabinetry instead of replacingThese have all had a noticeable impact on rent potential and appraised value in my market.I’m curious what other investors have found to be your BIGGEST value adds, especially in today’s environment.

--- Owner just hired us because we showed them that 2-3 years of rent increases they failed to do would cover our fee:)2) Expertise - they don't know how to:- Properly advertise their vacancies- How to really screen applicants, including fake service & emotional support animals- Create a robust lease, compliant with federal, state, & local laws- Handle nonpaying tenants- Evictions- Etc..NOTE: if they had more time, they could learn all this.Finding more clients: find out where they are and be present.This could be in person networking or online.How many agents have you approached for management referrals?
