Have you actually sourced any deals from this group, or is like the other facebook groups in this area where it is basically agents putting up their MLS listings and random individuals peddling wholesale deals that are not even worth considering? 

Under that I have each house in an individual LLC. 

So there are two specific instances whereby operating the BUSINESS of a STR as a separate entity from the property ownership can be beneficial.First, as to liability having a SPV lease the property from you as an individual property owner can provide a line of defense should someone sue for issues relating to the operating STR (Airbnb) business.

I understand if you're not because it is OWNER FINANCING, but you are taking on a lot of RISK.  

I'm leaving 15k in but now I have a rental with a loan payment at around 1k per month and the rent is easy 1750.If you constantly buy on market using financing from the start, you will consistently overpay and that will mess up all the numbers from the start.
