My main question is this: In a market like San Diego County, how viable are these strategies?

I show my BP clients mainly these areas as feel they give best total return.

The Nashville market seems a bit oversaturated with STRs and Charleston seems to have a lack of available properties in the main historic district.Does anyone have any advice on how to go about finding markets out of state / suggestions on target markets?

We are not wholesalers, and it's not part of our main strategy, but there are times when we control a deal & after evaluating whether the property  would be a good fit for our portfolio, we decide to either assign the contract or close on the deal and immediately sell to another party.

Apts. com is ok & definitely helps that they don't have to come out as much money.If the main person still wants to consider, I'd then run a screening on the co-signor to check the validity of them being able to meet qualifications. 

Mainly looking for guidance on finding the right brokerage in the greater  Portland Maine area.

Purchase price: $700,000 Sale price: $1,100,000 Purchase and rehab of main house and 2 additional units.

Some private lenders also offer investor HELOCs, though terms can vary.I invest mainly in Ohio — cities like Columbus, Dayton, and Cleveland — where that kind of capital can stretch pretty far and still cash flow well.
