We look for tenants who have stayed a long time and obviously don't like to move.

But, I like people, Jay :) Those who need answers and are likely to do something with those answers, don't usually have few grand to spend.

I prefer to invest in properties that I can physically get to relatively easily, but since you know the area well, and if you feel like you have a team there locally that can help you I don't see anything wrong with investing there.My 2 concerns are that this area might actually be a C- neighborhood because I like to over estimate my property grades, and that the $200 a month cashflow won't cover your expenses.

@Joel Carmona I like NOLO Press they have very good books on law tenant landlord issues and for entities like LLCs.

DSCR loans (like your duplexes) are more flexible and often 30-year fixed. 

I will be managing an STR remotely and would like to have a quality check person "on the ground".
