Recommend you search here on BP for posts within the last 12 months about that, as you're unlikley to, and shouldn't, believe me.Here's some other "logical" food for thought:Recommend you first figure out the property Class you want to invest in, THEN figure out the corresponding location/neighborhoods to invest in.Why is Property Class so important for investors to understand and apply in their investing strategies?

I would definitely recommend to work alongside the contractors as much as possibly, clean up the job, do supply runs to Menards so they can focus on productive work, heck there was a tine when I would even get them food so they could keep working :-)

I have them sign addendums to the lease that state how to treat areas of the home, ex: kitchen sink, no grease/food items (scrape your plate in the trash) toilet: only the 3 P's, no flushable anything, I even provide them 4 high quality AC filters and have them set a reminder on their phone.I like the phone reminder.
