the VP started trying to have me buy some of the foreclosures they took back before he listed with a realtor, i met another builder/investor several times there and we chatted a bunch, new lending opened up to me from teh commercial lender the more we chatted and the more he started to loosen up to me..i'm a big believer that the more they see you in a pleasant light, the more you'll both benefit :)

I've sold some for double what I paid.They've been hard to get bank financing for both for me, and the owner occupant, but that is loosening up.

If I was a banker, I wouldn't fool with these kinds of loans in this environment.Eventually, credit will loosen and values will recover, and they might be financeable.

If you want to remove the piece from the cement, make sure the inside of the post is fairly clean and not filled w/ rust and dirt, then with a chisel, (or power chipping hammer) "GENTLY" fold the old post into the hole in the middle, it should loosen up and be able to be pulled out.
