@Dennis Maynard aside from Jay, nobody has really responded to your question...Columbus, Ohio is arguably the premier investment destination in the US right now for good reason...an easy visual for where our market is heading.To your question, small MF properties are king here with OOS investors...2-4 units comprise 90% of all MF inventory in the area by virtue of being a popular build throughout the 20's, 30's, 40's and 50's before LIHTC flooded the market with larger MF complexes.....

(Smaller investor - holding properties in just one entity)My Must-haves:- manage multi portfolios- document management- auto import/connections to bank accounts- ability to handle tenant payments within the system (there are many varying levels of this across the spectrum, I just need a subset)- end of year/reporting/tax prep help- maintenance request workflow (with tenant and contractor logins/communication)What I really like about stessa - - low cost- the dashboards- unit listing and application/screeningwhat i do not like about stessa- sometimes broken-ness of bank connectivity- they went from free to paid and took away features and didnt grandfather existing users- lack of maintenance trackingI have not tried the application screening process in stessa yet.

The best way to visualize a "reverse 1031 exchange" is to look at it in two component parts.Parking ArrangementThe first component is a parking arrangement where the taxpayer arranges for the Exchange Accommodation Titleholder ("EAT") to acquire title to one of the taxpayer's properties.Simultaneous 1031 ExchangeThe second component is a simultaneous or concurrent 1031 exchange, which is either completed in the beginning (exchange first) of the whole process or at the end (exchange last) of the whole process.Exchange LastThe exchange last structure is the preferred structure whereby the EAT acquires and parks title to the like-kind replacement property.
