@David Rutledge I don't doubt it, but it's a town of about 20,000 people, and aside from this thing a number of miles away called the Pro Football Hall of Fame, there really isn't anything that spectacular to draw tourism in the area... it must all be corporate and maybe kids returning to visit their elderly parents?

I had a similar tenant and raised the rent every year by the minimum $30/month.For 11 years she paid her water bills, did direct deposits a week before the 1st of each month & took good care of the place & never complained.Admittedly the home originally cost me $22K, & I did very little to it over the years.I sold it 2 years ago for $42K to a fellow investor & she is still there paying the same rents.Tenants like these are like gold nuggets.I just stole an elderly tenant from another landlord who moved a young punk above her in a duplex.The woman had been there 9 years & just wanted peace & quiet.

I don't think this is currently happening so I could see potential issues for them in the future. its called unconscionable profits realtors can get tagged with this ) open door is a licensed broker) I pretty sure all the I buyers are they have to be.. they cant be like the legion of unlicensed wholesalers who's whole business model is illegal to begin with.be that as it may license or not anyone can get tagged for unconscionable profits.. this is most likely to happen when some one elderly gets duped .. the son or daughter who stood to inherit is an attorney and there ya go.
