It's not rocket science and their PIG (yeah, bad name) program I think is pricey around $10k or more which you will get the upsell on most likely.For their SFR division they just find "good" deals from their in-house brokerage and present them to their PIG clients but not the junior membership which I forgot what that deal was.

Some lenders require a spouse to sign as well.A lender probably won't see any division split in a small group as significant to them as a lender, a split could be due to taxes of one couple or other reasons, but look to management, who influences activities?

I did NOT tell her before the duplex, but am likely to tell her about the SFH as we are trying to get the division of assets all figured out ahead of time and keep lawyer cost as low as possible.The way I assumed from the get go on the duplex is something like this, with the math simplified.

So, your division into the different percentages may or may not actually pan out.You've missed some items, like advertising, tenant screening, tenant damage, legal fees, cost for a CPA.
