Unless financed in-house, buyers would not be able to get loans if they don't own the land.To make it all more interesting, the elderly sellers are willing to owner finance.I'd like to hear from others who have developed a property like this and to learn from your experience.

I have cried on the phone with some of my elderly flat fee customers (some of which became good friends and have already passed away); cried and suffered because they could barely sale the house, pay ONLY 2.5% commission and break even - you obviously wouldn't take that customer ... but I do and give them peace of mind in difficult times.

Acquiring property from anyone about 60 years of age or older will, IMHO, increase your chance of exposure to a relative who, believing their future inheritance has been compromised, be quick to try and unwind your deal if you are not careful, citing elder abuse.

To be more specific I wish anyone providing Affordable housing for low income elderly, people with disabilities or helping transition people from homelessness would follow a Posting that one can learn from mistakes of others and get inspired by successes.We are a real estate investment association that meets each month to do the same thing that is being done here on Bigger Pockets but, again I like what you are doing better.
