I really geeked out on this part, I had every foot of wire, every plumbing fitting, every drywall patch labeled and accounted for.

The other thing I'm concerned about is the liability of being labelled an "expert".

I own 3 rental properties currently and am a Realtor so I'm labeled a "real estate professional" in the eyes of the IRS.

Now I am one and am confident in that label.  

OK, my system might sound nuts but it is essentially a key organizer hanging in my garage, with all the properties labeled.

Then I discovered a clause in their standard contract labeled "Complaint Resolution."

I am not sure what I would pick as the most important ingredient, rather it is an overall recipe that will get results.

They left tons of stuff (damaged / broken) for me to clean with tags on this stuff labeled "stays here" (broken computers, mattresses, box springs, an old broken dryer, etc) - indicating intentional.If I had an actual security deposit - I at least would have been able to cover some of the damages / unpaid rent. 

(I FedEx'd them a cashier's check using a label they emailed to me.)2)  Sign the papers in advance and let them close on whatever day they're able to. 

Here a joke... when at your day job rub off the labels of the letters on the keyboard to use work as a time to master no look typing.
