Kelly McClellan Rejected by a turnkey operation - Ohio Cash Flow
20 April 2024 | 34 replies

Salvatore Lentini So you want to become a real estate investor?
8 February 2022 | 207 replies
People say there are deals everywhere but it seems unrealistic to be pursuing deals that 5 other wholesalers are trying to get under contract too seeing as I am just starting out and haven’t dove deep into creative financing/other ways to close on deals.
Stephanie Barthelemy Long Distance Investing
20 November 2020 | 79 replies
Can't tell you enough how many inaccurate (always high side) current rent estimates and unrealistic rent growth rate projections I've heard/read and suffered from. 2) Have mental and $ reserves - you have to accept that "stuff" will happen.
Axel Meierhoefer I love my Turnkey Investments. BP is skeptical. Am I just lucky?
4 March 2021 | 127 replies
Don't allow financing or a finance contingency (it can be a good indication they are selling above market value) Don't allow for your own independent property inspection Are not realistic with their pro forma's (i.e. they don't include vacancy or maintenance projections or use unrealistically low vacancy factors) Require you to pay for any renovation upfront Sell only in cheap. low end neighborhoods Don't accurately represent the neighborhood/property classification Don't have consistent rehab standards for all properties Don't provide a scope of work for the property Can't provide references of repeat investors

Personally, I think the 2% rule is unrealistic if you are going through the traditional means.
