I've really had to be cognisant of my mindset to make sure I didn't get too high or too low and to look at things holistically so if I have a setback that it doesn't thwart momentum.

Credit should always be pulled and utilized to get a holistic view of the payor's situation if the goal is to get them to finish out the terms; this seems like they were just trying to alter its status to "re-performing" as quickly as possible.Also, the notion that foreclosure could be picked back up....how does that make this a performing note?

The trouble with holistic macroeconomic analyses like this is that they are used incorrectly. 45% may be a completely accurate number when you record series of data across the whole country over a period of time and focus your studies on garden-style apartments (or at least weight them that direction) instead of weighting all property types evenly.

Not sure how real estate didn't occur to me before this as a form of passive income but here we are.I know a good deal about how buildings go together and navigating jurisdictions but I'm new to the financial side of things and am excited to dig into this site and other resources to develop my more holistic understanding of the built world.

As much as I enjoy the individual pieces of life (real estate, W2, family, personal), there are times I don't enjoy life holistically.  

As SFR property management was evolving, an interesting thing occurred, the most capitalized and sophisticated investors (who also had the most volume of properties) asked for lower and lower fees, even as they asked for more oversight and property managers who could act like asset managers with a holistic view.

You need a a holistic view and IMO it's best to find a balance between cash flow and equity generation.

I believe there are less than 1,000 people in this country who earn more than $100K in profit wholesaling over the last two years, and even that's hard to accurately pinpoint, because most wholesalers, excluding the folks who sell expensive courses, tend to have larger holistic real estate businesses, that include flipping, hold, private lending, turnkey rental sales, construction, and other related businesses.
