I have always been of the mindset that it is the tenant's responsibility to get the rent to my PM, not vice versa, via mail, personal delivery, ACH, etc.

That mark-up also covers all aspects of the order (delivery to the job site, returns of extra materials, replacement of faulty materials, re-orders when specifications change on the fly, etc).

I wish they could leave video clips here so the delivery was as intended.
