I'm new here and don't want to break any rules, so please forgive any infractions.

It would be considered a trade name infraction.

If your tenants are non-compliant with the lease, you can send them a notice with a set time period to cure the infraction (in Arizona I believe it is 10 days), and if they do not cure the infraction the lease will terminate.

For instance, who's responsible for code infractions, ADA noncompliance, etc.  

I wouldn't feel comfortable taking this person to court for an eviction even if it is in violation of the lease terms as it would be too easy to get a liberal judge that ignores it, and says they are not behind on current rent do and its in their view a minor lease infraction.

Your neighbors may be too, and if they see infractions, they report you to the board.

Have the leasee bring you a credit report and check for major infractions, judgements, bankruptcies and foreclosures. 

There has been some rumblings of people getting denied STR licenses for some code/zoning infractions posted on another BP forum post.  

This information would also show major infractions, potential cases of abuse and/or neglect, complaints, etc.
