Bill Kramer a while back in this thread also talked about having a straight six-inch drop from the bottom of the sink to help with that, I have maybe a five inch drop to the trap in that sink, note I cleverly never acknowledged that yeah, that's part of the problem, too.

They don't market their particular niche as a get rich quick, an anyone with our training can do it, or an "it's simple and easy" formula; instead they acknowledge potential legal issues, the financial limits of the sub to financing, and the need for state specific legal advice.Maybe I'm way off....but to me these guys seem legit.

Show them what the real value of the house is, explain that they may be able to avoid paying realtor's commissions, and acknowledge that they will likely make more listing it but that you offer something they cannot get that way (like maybe a quick close.)
