I would have to imagine if a the largest insurance company in the US has deemed specifying breed unnecessary, then there has to be some logic to it!

Preferably a smaller shop architect, to save on unnecessary costs, and also one that utilizes Autodesk Revit for their work. 

60 day notice seems to be rather unnecessary.

There was a lot of drama and unnecessary delays along the way.  

Worst case you go back to school in a year but you may have a more clear understanding of what you hope to accomplish in school after that year or you may decide it’s unnecessary.

@Nathan Smith if your goal is to make money in investing, I wouldn’t go spend money on college since it won’t help you really and will waste unnecessary spending.

I don’t believe Dave is speaking to property investing when he speaks with folk, rather just advising people not to finance another car/boat/jet ski or what have you.As for financing vs cash purchases, it just depends on your goals, the latter certainly makes it cheaper but the former will allow you to acquire more, define your goals and figure out what you need to do to get there.But Dave is right, you should avoid taking debt unnecessarily and in this Dave’s opinion without goals all debt is unnecessary. 

The are unnecessary for us anyway but in Jersey you may need them.

Looking back I wish I had done less unnecessary remodeling, and definitely less worrying about tenant drama. 

In any case, the WHOLE POINT of my encouraging message has been depleted thanks to the derogatory remarks, and especially the disgusting words that are completely unnecessary from @Jim K. the fact that you even think so lowly is far worse than bringing a $5 sub into a restaurant. wow a little sensitive.. my comments were along the line of your thought process there is way to save money in many things you do.Now Jims Stripper comments well that's his sense of humor :) .
