Anyone familiar with the ins and outs of designating a property for Government employees.

hello guys,i'm a complete newbie...my father owns a 20,000 sq ft land (we only use 3800 sq ft for a small convenience store & lawn mower shop)....a lot of real estate brokers have come to us to say we should build something in our empty lot because it's just sitting there empty not being USED...so i went to the chamber of commerce, went to the city and talked to couple of designers & surveyors...the problem is I have NO REAL IDEA what i'm doing..what i would want is to USE the land MOST EFFECTIVELY as possible (build a 2 story commercial property to lease out to several commercial or office workers)....what is your advice on DEVELOPING something that will PROFIT?

New Hampshire has fought off municipal bans on STRs, but did not go so far as "banning the ban" given the state history of local control, which is illustrated by Laconia NH's ban on STRs outside of designated zones and others. 

I know some hosts worry about the cost of design, but there are ways to make a home beautiful on a budget.

You need to do an independent review of the sold comps, DOM, and the finishes you need inside to get the ARV you see.3) When projects pass the paper test and pass the number tests, then you need a GC and an Agent or some kind of designer, who have already looked at all the comps, walk the space and put together a budget that works and that will get you the number.4) Now you need a good relationship with a money source. 

In all my years of designing and helping people with online plans there has NEVER been a single person who brings online plans to be and doesnt want anything changed.

The SFRs are almost all the same in terms of design, features, and location--as throughout most of the city.

There are tons of design templates and the business account only set me back $300.

Having diversified and broad knowledge of design/construction and intermediate project management, I would like to start getting my feet wet in Real Estate Investing.
