Hello,I'm looking for a way to get out of the rat race.

Real estate cannot be the "end-all", or else it is simply another "rat race". 

I'm not sure what $40K gets you in your market, but where I am it would be a rat-hole.

On top of that, we found rats living under the bathroom/mudroom addition.

Fortunately, I have a great support system in my parents; they are invested in helping our family gain knowledge and wealth to "escape the rat race".
