so 4 bedrooms total on Russell St. i assume you are renting to students...i think your gross rent numbers are optimistic, i have a place on Colborne St. which is ~12 minute walk to the main library and i rent 4 bedrooms for 2200/month (550/bedroom). 

Housing prices haven't risen a lot historically, but rent rates run strong and the demand is there.Also, PC build community represent!

This book was tough to track down none of the local stores have it in stock, neither did the local library .Had to order off amazon, used 2-4 week wait...
