Additionally you want to work with someone ethical as there are many bad players in this kind of financing. 

I know the common big players, doorloop, buildium, appfolio, etc. but they are too expensive for what else is out there.

Just putting that money in the bank is worth $8k/yr in a guaranteed CD.

At the other extreme, we've had Class C/D Properties & Tenants where they would NOT cooperate with showings and they were such slobs & caused so much damage, the property wouldn't show well even if they did cooperate:(Hence, why we try to do a Pre-MoveOut or Annual Video Evaluation to assess the property condition.

It's up to you if you want to put it in an ETF, CD or something else in the meantime.

@Salvatore Amato appreciation is usually lowest in C/D Neighborhoods, relative to the overall local market.A bigger concern is how well you understand all the challenges!

A-B ,C-D area .If in A-B might want to hold on to it should gain equity reasonable quick .

I plan to attend to shake hands, meet the major players, and hopefully find someone I can do a deal with.

You have a low margin plan that could have lower net returns than a bank CD.
