Just because you found licensed and bonded AC contractor that has a lower price doesn't mean you found a reputable one that will do the job properly.

The insurer could decide it doesn't make economic sense to spend the money to defend, lose, and have to pay the loss anyway.As far as bonding, unless the estate has limited its claim to the value of the property and not the title itself, I doubt you can bond the claim off.

For the speed and unique set up we got 100k funding fee and 30% apr on the note.

Having foreign investors for a fund is not fun - accounting / admin nightmare.
