Hey @Dumisani Thomsen, last time we used REI Hub for one of our bookkeeping clients it was missing some reporting features that QBO possesses.

We completed the purchase of two townhomes, which share a party wall, in 2018.

So I built a system that screens every active Columbia property weekly and ranks them by cash flow, cash-on-cash return and DSCR.Out of 1150 listings this week, only 80 are even worth considering.

There's some great tips in this thread already but wanted to chime in. 1.

We have a custom SFH that I built in 2021 (I am a custom home builder).So I have all the contractors I need to maintain the property.

In terms of what to target/avoid: properties built in the 1950s–1970s tend to be a sweet spot here—less lead and knob-and-tube to worry about but still under that price point.

The best realtors don’t spend all day cold calling cuz it wears you out and don’t get you many deals most times. instead they go after internet leads because people online are already looking to buy or sell so the convo starts way warmer. you don't gotta beg someone to talk with you because they already RAISED THEIR HAND. once you got your system set up the leads just keep comin in while you focus on closing deals and making appointments only with those who have the best possible chance of doing business with you.
