Same for cleaning - should be an amount for deep clean house and all the little 'clean' items can be removed. 

Losing capital cuts deep.

Hey everyone,I'm in deep due diligence on what would be my second turnkey property with the same provider, and I've hit a major snag with the foundation.

So far thinking things like:- replacing air filters- testing and replacing batteries in smoke detectors and carbon monoxide alarms- carpet and floor cleaning and/or replacement - assessing for leaks and all working sinks, showers, toilets- wall repairs and painting - appliances are in working order- deep clean- change locks and battery -replace all lightbulbs inside and out- minor repairs- landscaping Anything I am missing?

This requires having deep pockets to invest.

They said they do not do a deep clean in-between tenants and when I asked how the condition was when the previous tenant moved out they brushed me off. 

G2 promoted a strategy focused on drilling numerous shallow wells at a lower cost, rather than investing heavily in a few expensive deep wells.

I like the asset class IE not C class in the deep south.
