Quickbooks can get it done but I think a lot of real estate investors are moving over to REIHUBQuickbooks Online(if you use the plus version) can be costly at around $90 a month.

The problem with learning about any type of business/investing on Youtube, books, etc. is that many of them don't know what they're talking about and are not real estate investors, they're online course peddlers.
