Especially insurance, usually there are inspections required most years, and if they say "hard wired smoke detectors, railing height must be raised, etc". 

I also grew up in an area like this where every time a new politician was elected, they promised a renaissance of the area via a new arts district, community center, stadium, rail line, police station, etc.

The process depends a lot on the state it’s in, but typically you’d need to treat it more like selling a vehicle—there’s usually a title involved, and you transfer ownership through that, not a deed.

Just to change a lightbulb you have to send out a qualified person on a w2 salary with benefits in a company vehicle, drive across town, find out it's a special light bulb, spend an hour going to the store, back to the unit (hopefully without having to reschedule for another day) and then install it.

If a tenant gets injured or a property experiences damage (like a fire), owning assets personally could expose your other assets such as your home, vehicles, or cash in the bank to potential claims.

Like others said, no court cases telling us otherwise, but if you look to other rules, they do have a claw back provision on bonus depreciation taken on vehicles in year 1 if the use dips below 51% year 2.

There is no other investment vehicle that you can put the money into that will come close IMO.  

I think RE is a great long-term wealth vehicle but I also think you should do what you know, especially when you are starting out.
