I have two Section 8 tenants who are moving in in the next month that have lived in their current places for over 10 years and are only both moving because the owner of their duplex got arrested and a life sentence.

The only real way to create a "warning" is to pursue them legally to get an arrest or to get a money judgment - both of which will show on a background check.Although, all the tenant rights advocates are pushing to STOP landlords from being able to consider criminal history in tenant screening:(

These are the only the ones he was caught and arrested for... imagine all the other things he's done and wasn't caught.

So, now a tenant with SIX children in the home is arrested and charged with 3 counts for rape of a child. 

Maybe if you get arrested you can just be your own lawyer too.

It goes deeper than that.NYC Liberal policies, including strong tenant protections, increases the risk of failure so much that the risk far outweighs the rewards.Financial ruin is just around the corner for the small Mom and Pop Property Investor that it doesn't make sense for them.The Tenants will have free Attorneys that are bent on delaying eviction cases so long that it stretches into years while Mom and Pop suffer from lack of rental income and still have to pay all the bills and do the management.Additionally, the increase in homeless living rough in the streets due to Sanctuary laws causing a lack of shelter beds, then evicting shelter residents after 30 days creating more homelessness, policies that tie up the Police's ability to arrest perpetrators, etc. only causes Mom and Pop to sell out at large discounts to larger Landlords who are capable to use Economies of Scale to eek out a profit.These larger Landlords will eventually turn a much higher profit as the pendulum will eventually swing towards the middle when the NYC Voting population eventually realizes that it's not a conspiracy of the Rich that's causing the Wealth Gap to increase.It's the same liberal laws that encourage people to become lifelong tenants, small Entrepreneurs (including Property Owners and small Mom and Pop Businesses) to be destroyed, and Rents to rise astronomically as housing becomes scarer even when the population declines by as much as 7% in the last several years. 

Unfortunately, in October of 2014 my friend was arrested, without somebody to continue to manage his SDIRA account for him.

We paid this guy $12,000 in August and he was able to do some demolition but according to him, his crew got arrested and he had other projects at the same time and he took about 2 months to finally reply to us and tell us he would finish the demolition and install a new roof (which was the quote he gave us for those 2 things).

In the meantime, he might be scrambling to scam way more people in a hurry as I highly doubt he's going to stop what he's doing since they already know about it and he's already told people he's scammed to "get in line behind others suing him and good luck".Attached is the recent image from his arrest incase it helps others out moving forward.

Don't mess with the fire marshal...I know an investor in NB that got a warrant out for her arrest for not completing the punch list that a fire marshal created for her- it was a huge headache.Especially in buildings with more units, the fire marshals are much more strict.
