My only question (if you know the answer) is now that the assessments have been rolled back, will property taxes be rolled back for this year... or will it start in 2026?

We're using smart locks for entry access and digital locks for side doors/back doors as a backup in case of a power or WIFI outage.

Your second best bet is to renovate the basement and offer it to the first-floor tenant, unless there is back stair access, for more rent.

I also think to myself with this deal Worst case, I’d foreclose and offer to buy the property back at my loan amount for 250k.

If they no longer want the house and owe more than it's worth, they can give it back, a deed in lieu of foreclosure.
