Also, don't overlook the MLS—especially in smaller markets—because sometimes small multifamilies (2–4 units) still pop up there and can be great buys.As for financing, if you're going for 2–4 units, you can still use residential financing like a conventional loan, possibly even FHA or VA if you're house hacking.
