A PMS makes it so much easier to have one place to handle all your bookings from Airbnb, Vrbo, Booking, Google vacation rentals, Expedia, Mariots, etc. typically a single fee for multiple properties and comes with a generic booking site.

Avoid generic free templates online, they often miss crucial SC clauses.

If the current 1-yr lease is not a WI Legal Blank lease but some generic form, then I would most definitely have the current owner have them sign your new WI LEGAL BLANK lease prior to closing.
