They are PIA's and you should have raised rent 3 x to compensate for calls.

Evictions/squatters are a PIA and a happy tenant leaving is always best IMO.

I would like to hear from other landlords on how they have handled PIA tenants.The tenants moved in only 2 weeks after the lease began as they had time left in their old place.

We also care about how long they are likely to stay (by history and intentions), whether there is any indication they will be a PIA, and pets or others moving in with them.

You still need to verify NO rent ristrictions etc.Similar hassels for houses in swim and tennis HOAs they can also be a PIA when your tenant doesn't follow the HOA rules.   

I actually called her to find out if the pool was a PIA because we were buying a home with a pool in Florida.

I did that on another property and it was a PIA to transfer title into LLC name.
