Taking a year or 3 to do some smaller deals would give you tons of knowledge and experience going into a larger community build, and may influence the type of community you want to build.

A person who does have a natural knack for Bmore may miss out by being influenced not to go.

Agents dont have this kind of influence on buyers generally very rare and agent can bully a buyer into taking seller criteria.. buyer will dictate what they are good with not hte agent.

There's a lot of factors that influence owner occupancy purchases beyond simply the economics so its difficult to say there is a right decision.

Those will also be large influencing factors on sale pricing if rent caps are in place.
