I have had a flat peice of land where we needed to bring in dirt because the soil wasn't good (this is where you would get a soils report from an engineer).

While I don't have contractor recommendations for your area, I do have some advice regarding your situation:First, I hope your property has dried out well and that the repair costs won't be too burdensome.

:)We have a few different areas we would like to pursue:- Small Multi-Family (duplex, tri, and quads), for cashflow- Single Family 3/2’s (trying to stay under the median price-wise) for appreciation and longer holds- We’re very open to other revenue streams as well (Investing groups, passive income streams etc…)- We also discussed potentially buying some lots and just building multi-families because the small multi-family stuff feel so dry in Central Florida, and getting into large multi-family with investor groups just seems out of reach.Well, looks like I'v e written way more than I thought I would as an intro!

Obviously vacant homes has sewage smell from the drying up of the plumbing fixture traps but this is much worse. 

Given what I know about the leadership up in KC (based just south in Springfield) it would be hard to imagine a complete 'drying up' per se of Section 8, or Section 8 adjacent, funding to help alleviate the housing crisis in the area.

And the many who got bleed dry and out in the end.....

Also in WA your going to have soil and little criter issues that have to be deduced ..

Thanks again,EvanEvan,Almost always you will need to close on U.S. soil (embassy for example) or go through the Apostille process from my experiences.

(Not every deal would work for even known borrowers like that but this deal's parameters allowed for it including a small rehab budget, so small hold back even at 75% ARV but the point is when you have a relationship not every thing is cut and dry.
