I have had a flat peice of land where we needed to bring in dirt because the soil wasn't good (this is where you would get a soils report from an engineer).

:)We have a few different areas we would like to pursue:- Small Multi-Family (duplex, tri, and quads), for cashflow- Single Family 3/2’s (trying to stay under the median price-wise) for appreciation and longer holds- We’re very open to other revenue streams as well (Investing groups, passive income streams etc…)- We also discussed potentially buying some lots and just building multi-families because the small multi-family stuff feel so dry in Central Florida, and getting into large multi-family with investor groups just seems out of reach.Well, looks like I'v e written way more than I thought I would as an intro!

Given what I know about the leadership up in KC (based just south in Springfield) it would be hard to imagine a complete 'drying up' per se of Section 8, or Section 8 adjacent, funding to help alleviate the housing crisis in the area.

(Not every deal would work for even known borrowers like that but this deal's parameters allowed for it including a small rehab budget, so small hold back even at 75% ARV but the point is when you have a relationship not every thing is cut and dry.
